1. Consultation Meeting:
The initial meeting produces the most creativity. Bring all of your ideas, sketches, magazine clippings and pictures - we encourage clients to bring all of their ideas to the table.
This first consultation typically takes about an hour. Steve Barker, Owner and Lead Designer, will listen to your ideas, assess project feasibility and ask specific questions. The inanition is to not only build a trusting relationship but assist in uncovering your architectural and conceptual goals. It is most important to Steve to simply understand how you want to live in your home or use your new project. Through this consultation, Steve will be able to project potential project costs and guide you in a direction that will provide you with financial sustainability. It is crucial to stay within your budget from the start. After this initial meeting, Steve will provide an actual estimate and project proposal.
2. Design Agreement and Concept Drawings:
Should you decide use The Great Northwest Building Company for your project, a design agreement will be signed and an appointment will be scheduled to return to your project site. This appointment will serve for Steve to complete a full project appraisal that includes photographs and measurement. Steve will also employ a general discovery process to reveal any potential cost drivers, such as the need to update an electrical panel, aging plumbing or other preexisting structural issues. Your project will then take shape as Steve creates one to three sets of detailed concept drawings.
3. The Selection and Specification Process:
This is where the fun is! This process begins with Steve guiding the client through selection of materials such as stonework, cabinets, countertops, roofing or whatever your idea requires and more. You will go to our local suppliers and shop with the added benefit of showroom experts and myself, who holds your vision to pull it all together. This process allows us to use your project's design and select specific materials and items that fit within your budget. We have many local vendors that supply us with everything you might need. An additional benefit to you is that we pass along our direct vendor costs for your major purchases such as flooring, windows, doors, appliances, etc. Whatever we would pay, you pay the same. Typically, you can pay the vendor direct which eliminates the pesky middleman mark-ups.
4. Design Evolution, Scope of Work and Budgets:
A key benefit to the design-build approach is that you receive a comprehensive package from start to finish. As a homeowner, you receive a budget that corresponds to your design plan and materials selections. The same company that develops the plan also assumes the obligation for cost accounting. No surprises - a single point of responsibility.
5. Construction Contract:
Once you have approved the final design, scope of work and the budget, you will sign a Construction Contract. A retainer payment will be required to hold the project in our schedule. Shortly after signing the contract, we will apply for any building permits required for your job. We will also provide you with advice and how to prepare your home/property for the planned project. As a homeowner, your home is one of your most prized assets - we'll inform you of specific measure we will take to protect your home and how to accommodate the relocation of household items that are within the project work site. A project start date will be supplied once approval of any and all permits is given.
6. Construction Phase:
The construction phase begins with a pre-construction conference with Steve, The Great Northwest Building crew and you. The purpose of the meeting is to educate you on the upcoming stages of how your project will progress. You will only see the same members of the Build Team daily and Steve will be onsite to assist with material logistics, client inquiries and general administration. The Great Northwest Building Company strongly believes in strict quality controls; Steve will handle all interactions with Building Inspectors. We only sub-contract a few trades such as electrical, HVAC and specific trades such as granite stone work. We handle everything else - from foundation to finish.
Weekly meetings will be conducted at the job site with the homeowner and The Great Northwest Building Company. We use these meetings to ensure that communication remains open between you and our team as well as to provide an opportunity for changes to be made along the way. These weekly meetings will include a review of the schedule. At The Great Northwest Building Company Inc, we believe respect for the schedule is paramount.
7. The Punch List and Warranty:
In the final few days of your construction project we will walk you through all of the physical changes to your home or site and make note of any details that still need attention. Those items are addressed as needed. After approximately one year, we'll return to follow-up with you. At this time, we address anything that you may have noticed and needs attention as well as attend to anything found through our own observations.
